The explanation
A walkthrough decides everything. Note floor types, restrooms, trash points, windows, kitchen areas and the frequency each needs, such as daily, weekly or monthly. A written scope list prevents arguments about what was included.
Estimate hours from your own productivity for each area type, then multiply by crew and a loaded labor rate. Add supplies, equipment, supervision, travel and insurance. Evening and overnight work may need a premium or a different wage.
Turn the total into a fixed monthly price for the scope, plus a rate for extra requests like carpet shampooing. Put the term, notice period and a review date in the agreement, and add a plan for when a customer asks for more than the scope. Track hours monthly to be sure the price holds.
