How to price remodeling jobs?

Short answerPrice a remodel by breaking it into phases, costing labor, materials and subcontractors for each, adding overhead and profit, and holding a contingency for what the walls hide. Use written allowances for items the customer has not chosen and a change order for anything outside the scope.

The explanation

Phases make a big job checkable: demolition, framing, rough utilities, inspections, finishes and cleanup. Price each with its own labor, materials and subcontractors, and note the dependencies, because a delayed inspection can idle your crew.

Two tools protect your margin. An allowance is a stated budget for items not yet picked, such as tile or fixtures, with the difference settled when the customer chooses. Contingency is a percentage you set aside for surprises behind the walls, and you tell the customer it exists.

Then control change. Any request outside the written scope gets a change order with price and schedule effect, approved before the work. Tie payments to completed phases so the customer sees progress and you are not floating the whole job. Keep the signed scope with the job record.

In general contractor
