How it worksA home inspector is hired by a buyer, usually inside a short contract window, to walk a house for a few hours and deliver a written report. Most jobs are set days ahead and need access arranged by the listing agent, so the calendar depends on buyers, realtors and sellers at once. Spring and summer are busiest. A visit takes two to four hours, and the report is the product that follows.

How scheduling works in this trade

  • The inspection window is set by the contract. A buyer has a limited number of days to inspect, so a booking that arrives late in that window needs a clear yes or no on the next openings, not a long wait.
  • Access involves other people. The listing agent, the seller and sometimes tenants must agree on a time, and the inspector often needs utilities on and the key or lockbox code on the day.
  • Jobs are long and few per day. A larger house, a crawl space or add-on tests such as radon or sewer scope can push one job to half a day, so a day holds one to three inspections.
  • The report follows the visit, often the same day. Photos per finding, a signed report and a re-inspection after repairs all need a place in the schedule, not just the walkthrough.

How do I schedule a home inspection?

Contact the inspector with the address, the contract date and the inspection deadline, then pick an available day. The inspector confirms access with the listing agent, and the buyer is asked to attend. Booking early in the contract window leaves room if something is rescheduled.

Does the realtor schedule the home inspection?

Often the buyer's agent helps set the date and coordinates access, but the buyer is the one who hires and pays the inspector. The listing agent controls access to the house. Practice varies by market, so an inspector's booking form should record who the buyer, agent and contact are.

How long does it take to schedule a home inspection?

Often a few days to a week, depending on the inspector's calendar and the contract window. In busy months openings can be thinner. An inspector who shows real availability online and confirms quickly saves buyers from calling around before the deadline passes.

What does home inspection software cost?

Prices vary a lot between products and change often, so check each vendor's own pricing page for current numbers. Ask whether the plan counts users, whether report templates and photos are included, and whether texting is billed separately. Compare what you need, not the headline price.
