The explanation
Measure the roof area, not the footprint of the house. Pitch and dormers add surface. Divide the area by one hundred to get squares, then add a waste factor for cuts and valleys.
Build the rate from the shingle or panel you will install, underlayment, nails, drip edge, and crew labor. Then add line items that change from house to house: how many old layers come off, rotted decking you may need to replace, chimney or skylight flashing, and roof steepness that slows the crew.
Offer two or three options. A standard shingle and an upgraded one give the customer a choice and protect you from being compared on price alone. State how decking replacement is billed if it is found, so a rotten board is a unit price, not an argument.
